I didn't see anywhere that you posted what they said ARV was, or what you think it is based on comps...the County assessment has no bearing whatsoever on value.

That metric is a little dated, but I think you can adjust it to 15%.

Similar story - they’ve never missed a payment.I invested in their Alt coin operation that turns 24% annually.I still can’t help but think it’s a Ponzi scheme.  

I would also highly recommend you set some parameters when thinking about working with non-accredited investors or if you are one and want to invest on a large deal.

Can't think of many better things other than my entire team achieving success time after time!

I think they discontued that as of 2024.

I live in Upstate New York but i was thinking of areas more out west or down south.

We live in California so I think the opportunities are better when it's OOS.
