The cost of PM here is between 20 - 30 % and frankly, while they can drive occupancy, they often have lower rates and less attention to detail (I worked with one when I transitioned a new property that was previously PM managed).

If you try to go over the whole list, you’ll lose the attention of an average person and they won’t remember anything!

I think right now is trying to find the right price to sell at to attract attention and get them liquidated faster is the MO right now.

That said, it is a great place to invest and there are still plenty of good deals despite the national attention!
