Stock picking is gambling pure and simple. 

There's more low-hanging fruit here than I'll ever need, but hitting the ground running to pick it before land prices start reflecting the new higher values requires more capital than I have and I don't do debt.There are two main companies in the US who do the work of creating and selling eco-mitigation credits on a joint venture basis, separated by the Mississippi river.

After picking up my life in Los Angeles and moving to Fayetteville, AR for a house-hack, I do have a word of wisdom: make sure you like the place you're going to live if you're moving across the country to start your real estate investing journey.

@Elisha Johnstoni'd house hack where you live first.and if you're serious about investing in Ohio, make trips to Ohio.do not buy a random property solely because of its low purchase price. that will set you back.good luck.
