If you are dead set on buying multi family in LA, I would recommend trying to meet as many younger commercial brokers, and find a way to be their first call when they find an off market complex and move quickly because they will go fast.

The area is a small college town (Thibodaux LA) I thought it may be a good place since its a college town, guess not.I have thought about the fact that it probably isn't a great place to try to make deals happen, I even spoke with members in the local Reia and a meet up I have been going to a about 2 hrs away and everyone keeps saying as long as I can get a good deal and make the numbers work the location should never be an issue.

But it worked out fine to have to do the training for a reinstatement ride because flying in LA is absolutely crazy so I needed the fam of the area and was nice to just get some instructed time back in the plane.
