Hello, I am new to the BiggerPockets forum and looking to purchase my first investment property this year.

I purchased a 3 family in Newark NJ in March of this year, and am curious about looking into this form of insurance as a way to further protect myself. 

The owner has purchased a property like any other real estate transaction, and they own the physical property. 

If I was to purchase the property from her without realtors involved on either side how would I do so?  

This would allow you to indefinitely defer all of the tax if you sold, and use the tax you would have had to pay, to purchase something nicer in an area with a greater growth potential.

You are definitely going to want to get a lawyer and as soon as possible.This will sound harsh.In your story, you have made a number of very poor decisions about how you purchased and managed this property.
