I will ask if there would be a discount for better accounting on my part. 

There was one here local to me that was on the market for over 2 years before it sold at a significant discount.

1) cannot qualify for traditional financing2) fears appraisal will come in low3) fears buyer will back out so reduces contingency optionsnote for cash purchase I expect a significant discount.

The issue though will be a lender will not give you 100% acquisition if thats what you are trying to do by getting it at a discount. 

At times you can find discounts in marketing to this niche. 

Apparently, you can’t publish contact info outside of the marketplace...

I would certainly try to rent it, even at a discounted rate, until the next school cycle. 

I’m trying to sell it at a discounted rate just to get out, but having no luck.

Like any other wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.
