On a couple of houses that I've had there were (IIRC) 4" X 12 with 1" X 6" laid diagonally over those.On one of those I had bad 1" X 6" but everything above those was good because we had replaced them a few years before when we replaced a leaking shower pan.

Dollar for US dollar I'll bet the long term value and upside of OR Coast investment compared to other Pacific Northwest markets is at least on parity, assuming you can break into the market.Anyone else having difficulty finding deals for clients or themselves?
