Any properties catching your eye?

Only the first can be corrected, but us making a mistake and getting anything less than 5 star review is stricly unacceptable in my eyes and my team also has a strong sense of ownership in their position and loyalty to my company.

My rates are higher than what both VRBO and AirBNB and Airdna has ever suggested but I keep my eye on competitors and am happy pricing higher and turning away some of the guests that might book for lower.  

The only thing I would advise is to keep a close eye on the HOA fees, as that's where the cash flow can get squeezed.

And no matter what, keep an eye on how your financing structure lines up with your exit strategy.Where do you see the biggest risk.. sinking money into improvements or letting the buy back linger too long?

After talking with an operator I felt he was a good choice for a tenant and he mad a great offer above market for the apartment so we agreed.In the past I would usually rent my own units and to stay competitive I would keep an eye on the rentals in the area and try to be one step above if I could....This time that was a little tougher as the neighborhood hasn't gotten very trendy. 

Therefore this post but those numbers (thank you) eye opening.
