I compared other properties in terms of age, sq ft, acres, beds, baths, basement, garage and a subjective measure of interior condition.I have a huge problem with the automated comps (Zillow, RPR, etc) because they could not account for the interior condition. 

I wouldn't imaging the state where the entity is registered makes a big difference for most buying and selling purposes as long as you can provide all of the required documents for title purposes.

If you want the 70% you could do a 50/50 over an 18 and co-invest 20% of the capital—then you’ll get 100% of 20% and 50% of 80% (over an 18).

I think we are competitively priced, so most of out tenants have been renewing, but we plan to test higher rents in 2025  for our larger apartment buildings to account for the steep increase in insurance prices.There have been A LOT of new apartment buildings put up recently in the Cedar Rapids metro area, so depending on the class of tenant you have, maybe that could account for some of softening you are seeing?

I’m not sure how many of the previous responders read your post because they didn’t even ask obvious question number ONE….1) How much of a capital gain will you have?

I am a resident of Virginia and purchased a rental property in West Virginia during 2024. 

I knew of a lot of people that were investing between 2010 to 2017.  

The only ones they will really prosecute is if a contractor takes money and does ZERO work and disappears.
