The investor “gave up” after numerous attempts to sell the lot or get a “refund” from the county proved unsuccessful.  

@Stefano Mitrano I have seen numerous banks reacting if an asset is being transferred into an LLC.

Then I'd probably spread that $750k out amongst numerous operators and diversify across asset classes that I like (for me it would be industrial, multifamily, storage, and mobile home parks).

-Structural (foundation, wall, ceiling and floor)-Roof and Exterior(Roof Condition,Gutters and Downspouts, Siding, Windows and Doors)-Plumbing (Water Pressure,Leaks, Drainage, Pipes)-Electrical (Wiring,Outlets and Switches,Breaker Panel, Lighting Fixtures)-HVAC(Air Ducts, heating and cooling)-Water and Moisture Issues(Attic, Mold and Mildew)-Kitchen and Appliances-Bathrooms-Pest and Insect Problems-Safety Features

There have been numerous people on BP talking about how they paid application fees but they could never get their loans closed on any deal brought to the company.

Really diving into the features they have like Orphan Days, Price Adjustment Aggressiveness, etc. makes them even more powerful.

I’ve reviewed a number of theses DST’s across numerous asset classes  and there performance /returns are generally fairly low and unimpressive. 

And all properties need to be managed and supervised numerous times per year; giving residents the idea that no one is watching and/or no one cares will be a sure recipe for disaster.
