It really is a nice perk of making rentals nonpassive that high income earners can avoid NIIT, which is easy to forget since we're usually focusing on qualifying rentals as nonpassive to deduct a tax loss.

I got her money back of course, I learned that being the nice guy (which I am known for) has to protect their clients interest at all costs and you have to really use your head and figure out how to get it done while staying the nice guy.  

People are very nice.

My bank directly takes Zelle, so its convenient for my tenant and I to do it that way, plus my bank would get it directly leaving a nice paper trail.

This website is a nice starting point as you are deciding on what location to choose from.

I am more inclined to buy new kitchen appliances because of #4, but would not have an issue using nice looking used kitchen appliances.

We are also wondering whether it would be better to try and find something located closer to Nashville within 5-15 minutes that may not be as nice of a home or property for our budget or find something that is around 20-30 minutes from Nashville in the White House Tn area, but a nicer home within our budget.
