Over priced, layout is awkward, junky neighbors, back on market/under contract multiple times, bad photos, bad timing(got buried from other listings, weather occurrence, etc). 

Since the property is a multiplex- I am assuming the unit mix includes multiple units with the same floorplans. 

It also might stigmatize the property if you go Under contract and fall out on the MLS multiple times. 

We are working on our first flip house and we didn't plan to do the BRRRR method, although it has come up in conversation multiple times due to the area it is in, we are still tossing the idea around of keeping it as a rental.

My lender at the time ASSURED me that it was totally fine, as I had asked him explicitly multiple times about refinancing a year or so later and he knew about the lease.

You didn’t mention the property or deal specifics, but for many deals in the recent years, there have been amazing and unusual gains due to multiple unnatural circumstances.

Ideally, this would be just one step in a larger plan to grow into multiple rental units over time.

You could also consider a reverse 1031 exchange, where you buy the new property first.Make sure to identify multiple properties (up to three) to keep your options open, and try to negotiate longer contingencies with sellers.
