yeah yeah...there are lots of people that say they have an "in" with the bank guy or gal but for us mortals, the banks aren't going to deal directly with a buyer.

That is the only way most mortals can afford NY property. 

The PPM does say that you could lose your entire investment, but I am fairly certain some syndicators have had that certain level of mortality/duty.
