You could make DSCR 1.0 with 30% down in some specifics area with specific house layout (eg: how many bathrooms), there're already so many houses with converted room/garage/adu and so on that I almost don't need to make modification.

During Covid  other loan types got modification deals, not so much with VA loans.Department of Veterans Affairs is going to review every file with one late payment and check the deed, check the fire insurance.
