This is my first investment of this sort and it has not worked out how I originally intended but I am learning from my mistakes and will be making better decisions in the near future What made you interested in investing in this type of deal?

. - You have no recourse against an agent or PMC once you pay them for the placement and it turns out to be a terrible tenant:(If you have the time and network and post here for assistance, it's always a good idea to learn the rental business from the "ground up".Of course, one mistake can also cost you thousands of dollars.

Instead of learning through trial and error, you learn from someone else’s mistakes.

Using different colors was one of the biggest mistakes we ever made in the early days; tracking the colors even with a spreadsheet was a nightmare, as was keeping dozens of different touch up colors in the storehouse. 

Here is a mistake / aha moment: cost segregation studies are worth it, even for a portfolio of  smaller properties!

I will be very careful with my first investment if I were you, unless you have a rich father or uncle who is willing to finance your mistake.

You better check out your legal situation, rights and obligations before you make a very expensive mistake!

Selling before death would be a costly mistake   - you did not explicitly state this was not a multi family but it seems likely from your description.
