Some amenities are crucial and obvious (pots and pans, plates, linens, good Wi-Fi), some are unnecessary and obviously so (personal movie theater with arcade game room), but the trickier amenities lie in the 2 middle zones.What are some necessary amenities that you might overlook? 

A lot of young professionals like this area so furnishings should be modern and "upper-middle end", if that makes sense.

The first design could have been done by a middle schooler.

I had a tenant that wanted to renew a lease, but only for 6 months - which would have left us in the middle of January (in Michigan :) Apparently they may inherit a somewhat run down house, and wanted to keep their options open.

The tradeoff for doing it all alone is higher risk and a much slower pace.

Either way you chose to go I would definitely recommend the southern/middle part of the country places like Texas, Tennessee, Arkansas or Oklahoma.

Despite all your efforts to buy them goodwill, they will give you the middle finger when it benefits them.

I think a lot of the buyers see the value and appreciate the slower/quieter pace of life in our area, especially young families.

Again this is if you want to do is passively.In regards to markets I would recommend the southern/middle part of the country because the price points are much friendly as well as the laws.

That's the problem as we have this middle man we have to go through, when we have complaints, and they have to escalate it to the owner.
