In my case, on all of my properties, appreciation is the "steak and all of the sides" of my investments and the cash flow is the Merlot that goes with the meal.

For negotiating:I'm assuming go to local stores (not box box or chain) to get quotes, but what are you successfully haggling?  

One gives you microwaved waffles and a room, the other greets you at the door has hot towels ready, tells you where the sights and sounds are and caters a multi course meal to your room. 

But i had a title claim in Balt city and they first denied it I went up the food chain still no love.. ( keep in mind I am closing over 15 mil a year in Oregon through them) I had to get my attorney to write a few letters then they caved but it still cost me some attorney fee..
