Unless your deals are particularly complex or unique, why would anyone pay to maintain their loan documents anymore?

From my experience, section 8 tenants will go above and beyond to maintain their section 8 support if it becomes at risk.

Since you would be dealing with maintaining a gas tank I would have all electric except a gas fireplace.

Focus on analyzing properties and starting small, like house hacking or buying a single-family home to rent out rooms, while ensuring cash flow and maintaining an emergency fund.

You must maintain a unit as a primary residence - that keeps a lot of pure investors from completing an SB9.3.

I am just starting out and have 1 STR.Would love hear the pros/cons that you took into consideration when deciding how you want to manage your STR.Self managing STR properties, from afar, while maintaining other employment, is only a possibility because of the new technology made available in the last 10 - 15 years.  

They don't communicate well, don't take responsibility for their actions, do not clean or maintain homes well, and will shaft you when it's time to leave.Other than that, it's a pretty good system.

This approach helps maintain strong relationships with tenants and avoids disputes.Hope this helps!
