I’ve mainly been looking at duplexes, but I’m definitely open to properties with ADUs, in-law suites, or finished basements if they make sense for house hacking.

The only reason to look into franchises that flip houses or do renovations pre-sale is because you have existing business that you could leverage on top of this to add more clientele.

I've never had to use hard money before, so I am not sure what type of conditions are reasonable.

If you have enough money but your business is the main driver of income in most cases you can make more money putting time into the business.You could also get creative here.
