Unless you're locking up 10 acres in a large metro where a DR Horton or KB homes might come in, thats a little less localized.

And I struggle through the expert interviews. 

Drywall, for instance, is an art, you can't just watch a YouTube vid a become an expert. 

I'd make connections with realtors, join local meet ups and expand your horizon.

The most common is leaning on your agent for their expert advice.

For the HVAC, I'd just question if that's the correct and best way to go about it, but I'm not an expert, but certianly you won't get interest listing a unit for rent or sale without HVAC.

I would recommend checking with some local insurance brokers in your area, they may know more carriers that are available."
