An LLC is useful for two things: anonymity and legal protection.

In CA, you are legally required to have a CA LLC if you are "conducting business in CA".

I've always been able to find my STR clients investments that are legal and whose numbers works. 

Or do a househack and use the $250k 2year capital gain reduction.  

If not, there is a legal reason preventing them.
