The majority of states have NOT enacted any rules, regulations or legislation that has altered the “wholesaling” landscape.  

A situation happened to me recently (my fault completely), I hired a landscaper, did not have a full contract into place and just had text threads between us..

Here are the numbers I know so far:Rents4 units all currently occupied on one year leases- #1: 1/1 $995 monthly- #2: 1/1 $995 monthly- #3: 1/1 $995 monthly- #4: 2/1 $1,100 monthly- Gross rents: $4,085 monthlyExpenses- $12,070 taxes annually- $350 monthly insurance (my estimate, they have liability only right now)- $175 monthly landscaping- $120 water (electrical on separate meters, tenant pays)- Total expenses: $1,651 monthlyNOI around $2,434 before vacancy, maintenance, and management (although i would likely self-manage these)Property needs about $50K in other repairs and udpates from what I can see.

Also advertising costs.On loans, I would hunt for an 5 year fixed interest only with low pre-pay penalties that you can refi when rates finally come down (hopefully).Landscaping / snow removal is legit and is more viariable than you would expect.

I live on long island and run a landscape business here right now. 

The contractor took 3.5 months, and her mortgage was $1,500 not including utilities and landscape (oh and market/escrow time).
