IMO, what a lot of people miss out on these forums is that while (A) it's great to start investing early but (B) if you're taking anything like engineering, life sciences, finance, accounting in school you will be hard pressed to do justice to your studies while trying to be a full time property manager/holding a job.

Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

There is a proposed 10 point scale, and a proposed low, medium and high risk scale.This merely seems consistent with the Department of Justice guidance memo from earlier in the year telling landlords they need to apply common sense to their screening criteria when it comes to criminal history as a screen methodology for housing.

Forced appreciation is great through rehab or tackling mis-management but just regular appreciation is just icing on the cake. 1-4 units is a world with residential agents, lenders, property managers, etc. 5+ units is a different world with different brokers/agents, lenders, etc.
