Tenants often know the intricacies of the properties better than we do.  

@Paul Moorer @James Wise Yeah... so wholesaling without a license is not illegal if done properly... and there are many state to state intricacies that can effect how you have to conduct your business, there's no Federal law on brokering Realestate LOL.

@Parag Doshi the 2% rule doesn't work in most areas at this point in time, many investors have moved to the 1% rule, but the problem with both is that they are too broad and people try to apply them nationwide with no regard for the intricacies of a particular market. 

The most important thing is to have boots on the ground who can show up to sellers appointments and have people who know the intricacies of the neighborhoods where you are buying so you can gauge ARV's and offer prices effectively.

When a CPA does your taxes, are they willing to sit down with you and explain all the intricacies they did, or do they charge you 100-300/hr on top of the filing fees to explain?

Just my conjecture there, again I know little about the intricacies of commercial RE.The bright spot I see is that there has been so much stimulus pumped into the system and unlike 2008, at least some of it is literal helicopter money, being given directly to consumers and businesses instead of the banking system.

I have looked at a few SS portfolios and am well aware of the intricacies of the business model.

Of course, I’m not smart enough to understand the intricacies of the national debt.

I don't see commercial real estate brokers going anywhere anytime soon considering the intricacies involved in commercial investing.

Times are scaring a lot of investors away, but fortunately the best are generally continuing on.As for the mechanics and other intricacies of wholesaling, I'm going to assume you've done your homework.I do think it's critically important to always be truthful and transparent to the seller.
