They anticipate small increases; these are always less that CPI so unless a landlord here is willing to go to the expense of petitioning the board the rents will in time always fall significantly below market value.

Perhaps someone with more intimate knowledge of the area can validate or dispel the type of neighborhood this is but it’s normally not good if that’s one of the first things to populate on the internet.

Are you looking from a more traditional real estate perspective where you're trying to acquire an asset for long term preservation of wealth, tax advantages, to have guests help out with the mortgage payemnts, potentially have rents and home value increase in time with normal inflation, and are okay with the idea of paying some amount out of the pocket some (most?)

As silly as it is to be typing now, earlier in the year when I was in need of a solid contractor I trusted the wrong person and in time became more open to 'their situtation'.

A closing attorney almost just fell victim to Justin and was able to reach the bank in time recalling the wire before losing his money, which then led the bank to contacting me and now maybe the arrest.More charges are being filed against him since his bank has stepped in, law enforcement and maybe now the FBI are on it. 

That way, when you do have an issue, you've got a relationship with an attorney who knows your lease intimately and they can jump in and help you.
