Everytime you talk to an agent ask who their home inspector is.  

Inspections are very good for homeowner buying a primary residence because its a huge purchase in their life and they usually have little knowledge or experience, but many experiencedinvestors myself included feel confident that we will see most anything an inspector would. 

But you need to learn all about landlord/tenant laws, how to do basic repairs, know what average labor and material costs are for common projects. learn about payment systems, how to interview property managers, tenants and handyman services, build a team of realtors, contractors, title, hard/private money lenders, inspectors, appraisers and soooo much more. 

An inspector doesn't guarantee you a successful rehab.  

This includes hiring an inspector to check for structural problems, arranging for a pest inspection, and getting a professional appraisal to ensure the property's value matches the bank's asking price.

You can see where an over worked, doesn't care, inspector taking 3 weeks to look at basically nothing,  costs serious cash. 

Is it the inspector?

Selling additional packages like birthday packages, romantic packages, smores and pizza kits, etc at a 50% revenue point for you (let your cleaners or inspector facilitate it)7.

If the window will not stay in the open position, an inspector, who checks that specific window, will fail it and require repair in most jurisdictions.
