i couldn't do a BRRRR last year because I got outbid on everything i went after.the points i was making are that (1) success right now is therefore taking more effort and (2) standard LTRs in good neighborhoods are still a great long-term strategy, but they don't cash flow. 

If you were able to increase the value of the property significantly after the rehab, then you could bring the deal to a community bank  to refinance and take the hard money lender out.You keep all the equity and don’t have to file a partnership return for your annual tax return, which can be costly.  

The property was in a great market but needed a full cosmetic rehab and basement finish to add a bedroom and increase resale value.

Similarly, quality dividend-paying companies often retain some earnings to reinvest in their business, increasing the company's (and your) value over time.

Look at SCI, we had a lot rent increase in Nov. 2017, SCI came in an purchased it in Dec. 2017 and increased the rent again.

We increased the rent slightly after the first 24 month lease and were able to recently increase the rent when the first tenant moved out.Lessons learned?
