New investor here trying to stay in my local market (Dayton, OH).Since I've started looking for my first deal I've come across a few section 8 properties that seem to pencil, but I'm a bit loath to jump into that kind of deal.

In the last few years, they've made illegal:-Rent controls of any kind-Limiting of fees or screening charges-The ability of HOAs to regulate STRs or LTRs in their neighborhoodThat's just the start.

That kind of stability can make long-term real estate investments much more predictable.

As a newbie, I'm looking for all kinds of things to help along the way.

That’s kind of what we’re trying to decide. 

Unless you have a way to source off market deals or have a crew to provide labor for below market value, you're kind of relying on hope and luck to find a deal that works.

Below is the link of the property:https://www.loopnet.com/Listing/927-Dixon-St-Tiptonville-TN/...No idea why it would be listed in the title unless the owners took some kind of government incentive that requires them to only lease to section 8 tenants.

We are considering stepping in and trying to buy the place, but looking for some guidance on STR and what kind of money this place can bring in.
