@Chris Kay finding a quality, cost-effective contractor is extremely difficult:(There are thousands of contractors that are great talkers, but rarely perform within budget.Standard bait & switch is to lowball a bid, then once they get started all sorts of things "pop up" that somehow their bid didn't cover.

It would be incredible if I can meet someone who can coach me through my first deal... some sort of a mentor. 

They may require a foundation (footings) of some sort, a different home set up, among other things.

Do you mean message you if we want to join some sort of class action lawsuit against them? 

I am honestly not sure what the best course of action is in this situation, but I just want to say that you are NOT an idiot.Did you have any sort of written agreement with the PM company when you purchased?

I wonder why they haven’t unlisted it and relisted it to avoid that image. 

So I had a windfall and can sort of "semi retire" with a part time low stress job. 

It's frustrating to finally have it all sorted out then get a notice that the mortgage has been sold again and there is a new servicing company taking over and the mess starts all over.

If the costs for home buying goes up for first time home buyers then the results will probably be that less starter homes will be moving in the market unless non profits and the sort step up.
