Linen Service/Laundry - I actually keep this with the crew, because with the size of our washer/dryer, it only takes the crew about 15 minutes longer to complete all of the linens - I find this easier than managing an additional external stream (separate linen service)Keys/Access/Exchanges - My unit is a condo, so it's automated via a lockbox nearby, and an electronic lock on the apartment door.

which clearly demonstrates we have had the ability to construct much more energy efficient buildings for a generation, but due to inertia and low energy costs have lacked the political and economic will to put it into practice.While I am a big proponent of the Passivhaus principals and the EnerPHit guidelines for retrofit of older buildings - I'm presently working towards my Passivhaus certification - there is some evidence that the target of 15 kWh/m^2 per year, while cost effectively obtainable in most of Europe is not so in parts of Canada - due to our harsher climate.

Make sure door sweeps are on external doors, make sure there are no gaps round the doors, make sure all holes eg plumbing fixtures under sinks are sealed, pipes going through walls are foamed up to seal, and so forth.

Or does it include wiring with an external tar impregnated cloth jacket as was used well into the 1960s: this wiring frequently has plastic insulators on the individual wires (which can become brittle) and/or paper sheathing within the outer jacket.

A few years of above average appreciation and people are assuming it goes up like this forever.HISTORICAL APPRECIATION= 3 to 5 percent, basically keeps up with inflation, unless you have external factors, such as large population influx, big employee opportunities moving into the area etc.
