Hi Levi,The first question is if this is currently on a short-term loan as the 3,500 over 4 months is fairly significant and you may want to look at refinancing sooner. 

Or keep building and retire your self sooner.  

I feel confident after you do your first deal you'll be kicking yourself for not doing it sooner.

Could be sooner permitting what comes on the market that would best suit us therefore this is where the HELOC would mainly help.

Start with BRRR in some areas that have lower barrier for entry    Pros: Could potentially get to the second investment sooner    Cons: No existing contractor connections.

If you pick up a few properties now, it will be MUCH easier to buy more sooner than later down the road.

Better to take the hard road sooner rather than later if you are serious.
