One half of my portfolio has 30-year fixed so I'm not a gambler as I appear to be.  

LolWhat I've surmised through reading, courses, and a few hard lessons of my own is that banking on appreciation without an adequate fall-back position in cash flow makes one more of a gambler than an investor.  

This is what happened to many apartment building owners in CA in 2008People who bet on appreciation only, especially at this point of the market cycle are imho gamblers

Otherwise, you are a gambler and I have seen plenty of real estate gamblers out there who do great in good time and lose it all when the breaks are put on the economic boom.

Join a church, AA, gamblers anonymous or whatever fits your needs and find your Higher Power.

I am not a gambler, and for me the additional cost is worth every penny to keep me sound asleep at night.

Do they want to be the gambler or the the house, borrower or bank, renter or owner, etc.
