My dilemma has been that I've gotten a little behind on some revolving debt that selling this property now could eliminate in addition to giving me cash on hand to trade into some better value or start a new construction duplex project I've been wanting to start.

My goal is to help my clients (and myself) make smart, practical decisions that balance cash flow, scalability, and risk which is crucial I know real estata is risky I have raised over 20 million dollars in Business Funding over last 3 years.

And of course, if your actual cash value is less than the current mortgage(s) on the property, all of the cash value payment will go to the lenders. 

If you are looking for cash flow, I would look at a 4-plex.

There are some people that get lucky and earn cash quickly, but they generally hide the fact that it was pure luck or how much work was involved.

That means paying all cash isn’t an option unless you plan to bring another $600k to the table. . 

Is it the age old argument what is better appreciation or cash flow.
