Always have backup subs as well, and in my case I have spent time learning all the trades so in a bind I can fill in and get it done myself if I have to.

You’ll find quite a few online articles that depict a very rosy outlook for the Jacksonville market, forecasting double-digit appreciation for 2019.However, I think leaving a property vacant for too long is risky.

I traded up for a 7 unit apartment building.

Marcus & Millichap bullishly forecasts continued increase in rents due to stronger demand and higher incomes.

While I often “trade” properties, a friend of mine is a buy and hold guy.  

So I told the old owner I will trade you the house and landbank the loan..

This increased demand is in areas that all ready have limited supply.Since the rates started to rise, my appreciation forecast has been conservative (as I have indicated in numerous posts) for my San Diego market (I have been underwriting at zero appreciation near term) and fortunately for me the market out performed my forecast.  

Say that $500k is invested in a new trade or business - now it is business interest expense.
