So, so it's not real surprising to see some of these results.... sigh

I'm a long time lurker finally getting ready to start making a move and getting that first rental property.

I've been a long-time watcher from the sidelines, and I'm finally ready to start making some real estate investments in South Florida.

Prior to leveraging, we would model the condos to see if the new debt would result in positive or negative cash flow for the condo. 

My Name is Miles, currently living in Arlington (DFW Area), I've always had intentions of at some point getting into real estate, now at 40, and finally at a place financially that it is feasible, I'm planning on spending the next 6-8 months learning all I can (and then rest of my life continuing learning lol) before taking the FIRST plunge.

I have one rental property now that was our old primary residence that is finally cash flowing and I have about $100,000 equity in that property.

(Usually results me less than $10,000 out of pocket on the front end) I am pretty sure wether operating independently or partnering with someone using their loan it would be the same terms.

Things like touch-up paint, minor trim fixes, and final deep cleaning can often be done while showing the property.

Once everyone understand the mechanics, and the results for all: they'll keep coming back to the table!
