There have been multiple legal challenges to this position of the FTB (California tax department, or Franchise Tax Board), but I don't believe any CA resident won such a fight.

So, in the North, best case you’re fighting an uphill battle with a lot of uncertainty.

They could sign a document saying they give up their right to fight eviction, but then they could ignore it like they do every other clause in the lease.
