I was wondering, the typical insurance you need is: Landlord insurance (for fires, hail, explosions etc..)

Sure prices go down along the coast, but if for some reason I am forced to hold onto this collateral for the rest of my life, I will feel comfortable doing so (of course barring any major disasters like a Tsunami or nuclear explosion).Second, there is capital appreciation.

I do have a clause in the garage rental that says they can't store things that are hazardous, explosive, grow plants, keep animals, weird stuff like that.How do you separate/split the area between the tenants, (assume there are no existing barriers or dividers)?

Also I've heard a lot of new commercial and residential construction is going on with the explosion of Nashville real estate, was hoping someone could fill me in there as well. 

You can't see how high the grass is today from google street view, or how many notices from the city for demo are on the door, can't see if the back half of the house was blown away in a gas explosion, etc.

If the storage tenant kept dangerous chemicals, explosives, etc. there you, of course, will have significant liability particularly if you do this in violation of law

With the overpowering smell of "fake butter" popcorn, the explosive sounds, all of the light flashes, and being expected to just sit there for 2 hours, barely moving, made me vow "Never again."
