If I follow your second statement, are you saying that instead of continuously pulling equity out of the existing portfolio to fund expansion that you would grow to 6-7 houses and then consciously shrink the portfolio down to 5 with much higher equity levels (potential upscaling the quality of the houses in the process)?

Your lender will probably require a certain amount of cash reserves so it would be wise also to look into lenders who might lend to you -- and get to know their requirements.Ultimately your expansion ability is going to hinge on your ability to borrow money, which to a part relies on how much down payment you can get.Just my 2 cents.

I just put the MHP below under contract with 0% down, 20 years amortization with a 10-year balloon.The frustration is because I don't see other investors actively doing this and these sellers and communities need it, badly. 16 spaces, storage parking, storage garage, community office, and potential expansion opportunities.

Unless you can do that I would start paying off my 401k debt and learn to raise private capital. expansion is good, but you are trading a lot of net worth for cash flow. learn to leverage outside capital so you're adding to equities rather than shuffling them.
