I am perfectly fine holding X amount in real estate.If I do see an opportunity another option is to lock it up and sell one of my existing if I think this property will perform or appreciate significantly more.

At this time the interest rates may make keeping your existing home a better option than times when rates have not risen as substantially.

Our experience is that many lenders/servicer customer representatives may not know the protections that exist for those that want to put asset protection steps in place. 

@Jared Haxton You are not going to be able to do an owner finance transaction without paying off the existing loan.

I'm not even sure something like that exists.

Can you give the forum a few numbers on your existing properties, including estimated values, current loan balances, current rent on the duplex and expected rent on the SFH?
