Often times, I advise folks to start with HML or PML and the refi into a DSCR loan with a bank/CU when the property is stabilized.I am going to assume that a HML/PML loan would be at a higher cost/rate than a bank that would play ball, so I would prefer that if possible...

Question - if you’ve contracted for a property you intend to “wholesale” - i.e. flip the contract - and that doesn’t pan out, do you exercise a clause enabling you to exit the deal, or do you close it in your name?  

Hi Everyone, Im looking to get some advice on evicting a former owner who isn’t playing ball after a foreclosure sale.I purchased the Property on the 5th November, it appeared to be empty but turned out to be occupied.

Other things to note: there is an option fee the tenant has to pay (and you may keep if they choose not to exercise the option to buy).

Study appraisal techniques and valuation methods.I like to say you need a crystal ball of sorts, need to look at the history of the note, payments made, see where and why the note was created, understand the borrowers position, look at their ability to pay and find out as much as you can about the borrower, getting in their head so to speak.

Meanwhile, their mom wants to list a house and their friend wants to buy a house at the same time (taking their eye of the ball).
