Always remember to do the math analysis and try to look at the prospective property before you make an offer or at least have a clause in the sales contract that allows you some time (usually 15 days) and to allow you to back out without a penalty that will not hurt you too much.I also went to college, not that it is mandatory, and I got a business degree that had a real estate emphasis.

We are mostly interested in Buy and Hold Investments, with an emphasis on multi-family units, but we are also considering the occasional flip when the market is right I found the Bigger Pockets podcasts on YouTube and am hooked, I'm so excited to have access to such an awesome community, especially being a newbie!

@Charlie Vollers , sorry, I didn't mean to put all the emphasis on scrape & build new duplexes, to be sold as "half-duplexes".A landlord that owns the full duplex (might be 50 or 100 yrs old) could divide the deeds and sell off the halves.
