Landlord may need to file in the Bankruptcy Court a "Motion for Relief from Stay" which will "lift" the stay on the eviction process and allow you to get the Tenant out. 

I'm not that professional but I think a whole house filter would filter particulates like dirt but not chlorine. for chlorine you might need a reverse osmosis system for a specific drinking water tap to eliminate the taste as it's not practical or efficient to put an RO on the whole house supply. if skin issues from bathing are a problem you might need a softener. sometimes when kids have eczema doctors actually prescribe "bleach baths" where a small amount of chlorine bleach is added to the bath water. also many of the water treatment systems can be rented so maybe just rent it while they are there. regardless, proceed with data. water test, pediatrician diagnosis (if it's legal to ask for, no clue), and a system that is right for the application. sounds like the tenant is willing to help out which is awesome.

It’s a non judicial state so sale date will be February / March.So they either sell it, refinance it or another way to get the $ - I guess the borrower can file bankruptcy but that would be interesting since he gave up his interest in the property.So we could easily get a motion for relief

I was getting worried that I may have made a mistake in investing in a furnished unit but am now breathing a sigh of relief.

I see the House passed the Tax Relief for American Families and Workers Act of 2024, meaning that bonus deprecation may get extended. 

It is such a relief to get input from other investors who occasionally have the same issues with rent and empty promises. 

Those with a 20-yr or less can be included for bonus depreciation (60% for 2024, unless Tax Relief Act of 2024 gets passed, fingers crossed!!).

If it is deemed safe and something happens, no waiver will likely provide you with relief.

The contractor has dragged the job out so long, that any relief from carrying the payment on this one is appealing, but do you think I'll risk a down shift in the market by giving the potential buyer a 24 month window to buy?
