It's also important to give yourself some down time during naps or in the evening--if I was constantly switching to work mode during those times, I'd end up exhausted and snappy when the kids got up. 

I flew up to Reno once.. and had down time and lost all my money at the casino  ... and did not have cash to get my car out of the park and fly.. ( pre credit card days )  LOL.

On my rare moments of down time I enjoy photography, traveling, college football/basketball, petting llamas and talking to my dog about the emotional benefits of barking less.

The building is all stick, and the floors are like a fun house up/down. this could mean significant structural issues, or a lot of down time trying to fix these issues. it also needs a roof and lot of minor repairs to get it up to standard for this area.

However, these active military members need to focus on work and use as much time or effort as they can on their downtime into real estate while still keeping some resemblance of work/life balance.  

I live in a very rural area north of Asheville, NC which does not have much going on as far as real estate movement so I’m looking at other areas.Asheville is hot right now and has set record sales/prices for 2015.This has put the little inventory that is available out of my price range.Asheville would be my long term goal.According to Zillow (which I’m not sure how accurate it is) market health index for Asheville is 9.4/10.Other areas I’m considering are Greenville, SC (market health index 7.8/10 ) and Johnson City, TN (index of 5.9/10), both with more inventory in my price range.Asheville is 35 minutes from my house, Greenville 2 hours, and Johnson City 1 hour.I have made contact with a realtor in the Greenville area and that area really looks like it has potential.I am a Nurse and my wife is a Physical Therapist so we have W2 income and would not need to live off flipping.I also have 3 days off a week to manage rehabs, plus downtime at work for research/studying markets.

Hoping if I have some down time for a flip, I will be able to do that - can be a lot more flexible if I don't have to ask the wife to live in it! 

Right now you really want to focus on enhancing your human capital ( and college) but along the way, like summers and down time, I would really read all you can on real estate strategies (be it flips or buy and holds) and even think about some hands on work if you have access (relatives in the industry, summer jobs, etc) to an opportunity (even as a laborer on a crew)..

But a few always stick in your mind as "educational moments" - I try to learn something new on every deal I am involved in.I had gotten into a MC accident, requiring surgery and a bit of downtime which also forced me to take time to think and reflect on a few things.

I work in IT so I'm sitting in front of the computer all night and I know my hours may look crazy but I actually have nothing but down time form 7pm to 2am then I start all the work then.
