To record it as December, you would have to back date it and the bank reconcilation would be off.

What do the numbers say.  

It's fine if you don't ever need to cancel, or have any damaged items to return but as soon as you do, their customer service feels nonexistent.

I tell them that in my marketing, it's in the header of my application, and we do not make exceptions.

It's a small place so I'd guess it won't rent for enough to cover your expenses anyway so I'd probably sell, especially if the loss is small, it unless it's in a great neighborhood that you think will do well over time. 

I have heard the 16% solution mentioned.
