Be very conservative on your ARV (final sale could be 10%-15% below your asking), don't forget to factor in construction overruns and discovery work (typically budget a 15% cushion), don't forget to budget acquisition costs (6%-10% of purchase price), selling costs (6%-10% of ARV) and holding costs (be conservative it will almost always take longer than you think or than your contractor tells you and may take more time than anticipated to sell and for buyers to secure funding).

Awesome post David, thank you.I think Jim Grant said it well when referring to treasuries, he called them "return free risk" ;)  It's so true though, price discovery is out the window when the cost of money, or one half of every transaction, is manipulated.

The story, which involves getting into the deal (which was supposed to be a bridge loan), a would-be mentor who was operating under an assumed name, discovery and legal bulletproofing, and 'partners' in Buffalo has taken about 9 mo to work out so far.
