I've done BRRRRs in Milwaukee for almost 15 years, but things have changed around 2020: I have a hard time buying quality properties where I get a discount that even matches rehab cost. 

That was a substantial discount compared to my friends who were paying 2k+.

As loans are offered on preREO at a discount, a payoff or reinstatement would typically generate a good return for the preREO investor.

Forced Apperception (BRRRR or buying at a discount) is also a hedge against corrections.

I don't know of any top producing agents who are with discount brokers.

The BP discount keeps it reasonably priced - worth the cost for sure.

Finding deals at good discounts is often easy. 

In other news, it may be tempting to purchase a waterfront property at a deep discount along the Western Coast but beware, you might get flooded in the next hurricane unless you want to do a teardwon and build on stilts. 

Seek rent/ish ready properties at a slight discount to market value.
