While it's not a huge data sample, we haven't had any issues with crime...well i guess one time someone vandalized one of garage doors (in a pretty nice area actually)...nothing earth shattering.

You know big trophy ranch's and I have to think buyers that are buying 5 to 50 million dollar ranch's will not have a problem with a buyer broker arrangement It takes a ton of time and effort to sell those bad boys and its for sure a specialty niche.. you have to know a lot about Old western land laws  Water rights Timber rights Mineral rights you have to be very good with surveys and how to read USGS quad maps ( although google earth helps a lot) U have to understand hunting and fishing regs etc etc. .

I understand everything you are looking for, but if it were actually a normality, everyone on earth would be a wealthy and successful investor by now.

I learned at the feet of the masters @Avery Carl and @Lucas Carl (why on earth BP won't let me tag them I don't know) who have five STRs there.  

You claim you need this info BEFORE you arrive for appraisal, yet you can not possible work up a figure of value until AFTER you have physically visited the property, as such, how on Earth does having this info we provide set you back and cause you to redo all your work?

Like @Ryan Moyer said I can utilize that cash now to invest in more properties and kick the can down the road, potentially past my time on earth.
