I have heard that there are going to be over 1000 new doctors and dentists, most coming from out of town in the area with each doc/dentist bringing at least 4 admin workers.

New hospital which is bigger than most hospitals, new dentist school (biggest in state), etc...If you cannot find a tenant occupied existing duplex, either build one or buy existing single family homes that are easy to rent.

There is a new hospital there which is one of the biggest in the Carolinas, a new dentist school, etc...It is projected that 800 doctors are going to be moving into the area for their business.

Many not so nice operators were talking non RE professionals doctors dentist etc to buy these then doing LLC's and most of those got audited and thrown out ( if in deed they got audited) I bought 2 mil worth of rentals in Madison MS and took the 1 mil write off over 24 month buying spree..

Stayed empty for about a year and then they refaced it and a Bank of America went into a part on the left and a dentist office went into the right side.The property was then listed as a NNN lease for both tenants at about a 7 cap.Your situation is different in that you are not a national corp. tenant but a mom and pop start up.
