@Frank SichelleI don’t believe they will hold sponsors to a higher threshold if these are a 506c offerings as there is a difference between ethics and law and being unethical does not equate to being illegal.There are also multiple layers of protection built in to these offerings that even in most cases if you sue they will use your money to defend the case.

These lists are very debatable and when you say something bad about XXX publicly, those guys from XXX would come here to BP and may start defending themselves lol :)I give you one good one ok, and they are not in multifamily sector: Denholtz GP syndication for industrial.

By that I mean issues arise that may not necessarily be your fault and when they do and a claim arises, the LLC not you personally will be listed as the defendant (unless you are dealing with a scummy attorney which is extremely rare regardless of what those using scare tactics to sell expensive asset protection systems may tell you).
