As a broker, I "buy" a mortgage at a discount from a direct wholesale lender, then mark it up and "sell" it to my client to make a profit.

If a sponsor is touting a 7.3 entry cap in a 6.4 cap market, I'd be digging really deep into how that 7.3 was calculated, and how that 6.4 was substantiated. 

Look up 'Margin vs Markup if you're curious.)So if my Plumbing Sub-Contractor gives me a bid of $20,000 for your project, I will not tell you that number, I will just have a price of $25,000 for plumbing on your Bid/Proposal.Note: It does come out close to even for you........my plumber gives me a steep discount because I give him $100k worth of work each year......

So really need to do some deep market research, haha, but not so willing to pay for this, at least not at this stage when I'm just starting out.

Is that because you are going to be putting down 25% or you think you are buying at a 25% discount.

You do not actually need to go that deep to repair this problem.

I am thinking the Pros of the HELOC/HEL are a faster closing, perhaps a cash discount for the purchase, no PMI, lower rate/cheaper closing?

Besides all the benefits of real estate, I like the control I have, and I like the discounts on the purchase price, I'm able to get. 

I think some folks search for discounts so that's a way for being promoted.Seems guest dont rent a 4 bedroom house unless they have triple the amount of guests they originally reserved for.
